Nakheel awards marine works contract for Dubai Islands shoreline

Nakheel awards marine works contract for Dubai Islands shoreline

Built World

Marine works add 320 metres of beach near Bay Villas and upgrade 3km of Island B shoreline, with completion set for late 2027.

Today: Nakheel selects Mar Marine for Island B marine works

Overview

Updated 1 hour ago

Nakheel has hired Mar Marine & Building Contracting to build a new beach and upgrade 3km of shoreline on Island B at Dubai Islands, the artificial archipelago off Deira's coast. The contract adds 320 metres of beach frontage next to Bay Villas, a 636-home villa and townhouse community now under construction.

The marine works are one piece of a coordinated push to ready Island B. Nakheel awarded a Dh2.6 billion construction contract for Bay Villas in August 2025 and a Dh527 million utilities contract in April 2026. Mar Marine is due to finish its beach package in the fourth quarter of 2027.

Why it matters

The beachfront anchors a 636-home community on Island B — if the shoreline slips past late 2027, Bay Villas' delivery slips with it.

Scenarios

1

Marine works finish on schedule in Q4 2027

Likely Resolves by End of 2027

Discussed by: Trade press following Nakheel's announced schedule (MEED, World Construction Network)

Mar Marine completes the new breakwaters, the 320-metre beach near Bay Villas, and the 3km shoreline upgrade by the fourth quarter of 2027 as contracted. Nakheel then confirms the waterfront is ready ahead of or alongside the Bay Villas delivery.

2

Schedule slips into 2028

Possible Resolves by Q1 2028

Discussed by: Reports noting typical slippage in Gulf marine reclamation projects

Weather windows, logistics, or coordination with the parallel utilities and construction packages push completion past Q4 2027. Nakheel revises the timeline and the beach opens in 2028.

3

Further Island B development contracts follow

Likely Resolves by Q2 2028

Discussed by: MEED's coverage of Nakheel's phased Island B rollout

Nakheel keeps issuing packages for Island B's marina district, promenades, and hotels as the masterplan builds out. A contract of similar or larger scale to the marine works gets awarded.

Historical Context

2 moments from history that rhyme with this story — and how they unfolded.

2001-2007

Palm Jumeirah (2001-2007)

Nakheel's first artificial island, a palm-shaped archipelago of reclaimed sand off Dubai's coast. Dredging began in 2001 and the first homes were handed over from 2006.

Then

Became Dubai's most successful artificial island development, with thousands of residences and hotels.

Now

Established Nakheel as the world's leading artificial-island developer and set the template for later projects.

Why this matters now

Same developer, same dredge-and-reclaim method, and evidence Nakheel can deliver large marine works at scale.

2003-2008

The World Islands (2003-2008)

A second Nakheel archipelago off Dubai, shaped like the world map, built from sand dredged from the Gulf. Most of the roughly 300 islands were sold to developers during the 2000s boom.

Then

Development stalled after the 2008 financial crisis, leaving the islands largely empty for years.

Now

Now being revived with new investment, but most islands remain undeveloped.

Why this matters now

Shows that even Nakheel's marquee reclamation projects can stall, so Dubai Islands schedules depend on funding and demand holding up.
