Overseeing the office-to-residential conversion program
Boloco's last restaurant was due to close Sept. 25, when its Congress Street building in downtown Boston is converted into 169 apartments. Developer Patrick Mahoney, who turned out to be a Boloco fan, then gave owner John Pepper until at least Oct. 16 to work out a move.

Boston's Zoning Board of Appeal approved a 42-room boutique hotel for East Cottage Street in Dorchester on October 6. Developers Adam Sarbaugh and Jennifer Sandlin's Cornerstone Real Estate will tear down a 1900-era former church and house to build the six-story Inn at the Little House with a rooftop restaurant and deck.

Proposing Squares+Streets rezoning for Cleary Square
Sunrise Cafe Bagels & Diner opened in the former Papa Gino's space at Hyde Park Avenue and River Street in Hyde Park, keeping the old pizza oven. The counter-service spot serves breakfast and lunch: eggs, omelets, pancakes, bagels, and tacos, with coffee from New England Coffee.

The lot at 157 Granite Avenue is a rocky, tree-covered wedge squeezed between Cedar Grove Cemetery and a busy Dorchester street. On Sept 22, Boston's Zoning Board of Appeal unanimously approved a five-story, 24-condo building there, granting the variances the site's single-family zoning would otherwise block.

The Boston Planning & Development Agency board approved two housing projects on September 18. A Brighton commercial building will gain 42 apartments in a three-story addition, and a Dorchester project will create 20 homeownership units near the MBTA's Ashmont station.

A six-acre industrial block on South Boston's Dorchester Avenue is slated to become 1.8 million square feet of housing and retail. Boston's HYM Investment Group and New York's Extell Development filed plans Sept. 11, months after a foreclosure auction handed them the land for $75 million.

A Woburn developer sold a downtown Boston office building approved for conversion into 95 apartments for $8.6 million, or about $90,500 per approved home. KS Partners won the conversion approval in April 2025, then sold the site rather than build it.
